There are 3 bedrooms & 3 full bathrooms in the main house.
The detached guest house has a bedroom, full bathroom, living space & full kitchen.

NIGHTLY MINIMUM:
We have a two night minimum requirement in order to prevent nuisance parties, therefore we do not allow one night stays.

OCCUPANCY:
Max guest count is 16 people.
The number of guests on your reservation is what is allowed at the home at any time - whether overnight or during the day. If you have any unapproved guests, your reservation is at risk of cancellation and/or additional charges. Please be aware of the # of guests you enter while booking, if your guest count changes at any time, please just let us know or update your reservation. This also helps us prepare for your reservation and ensure there is enough supplies (towels, toilet paper, etc) for your stay.
Because our home is stocked and prepared based on the number of guests in your reservation.

VENDORS:
ALL vendors must be approved by host before you book them.

QUIET HOURS:
Phoenix quiet hours are from 10:00pm - 8:00am per Phoenix noise ordinance. If the police are called, guests will be responsible for any fines (up to $2500) This is a residential neighborhood, please be respectful and courteous of the neighbors.
Please be aware that we have a privacy-safe decibel sensor that monitors noise outside. Do not tamper or remove the sensor; it will notify us if touched and you will be charged a $250 fee. If noise levels exceed the allowed threshold, you will be notified via text.


EARLY CHECK IN/LATE CHECK OUT:
Must be requested in advance and is subject to availability. Requests are not guaranteed or approved unless confirmed by Host. Luggage drop-offs are not permitted. Early check-in and late check-out are considered a half-day stay and will incur an additional fee.

CAN THE POOL BE HEATED?
Yes, for an additional heating fee of $85/night - pool must be heated for the entirety of the stay.

Heating of the spa is included with you stay.

DO YOU PROVIDE TOWELS?
Yes, we provide bath and pool towels

DO YOU HAVE POOL FLOATS?
We do not keep pool floats on site. If there is a specific float you want, please bring it with you or you may ship it to the house. We have an electric inflatable pump available for use.


DECORATIONS:
Absolutely nothing is allowed to be attached/stuck to/hung from ANY wall with paint, wallpaper or mural. If there is any damage to these walls, you will be responsible for fixing the entire wall.
We highly recommend you hire a decorating service.

Front Patio/Front of Home is OFF LIMITS. No decor should be visible from the street!

NO CONFETTI OR GLITTER ALLOWED inside or outside, that includes confetti balloons. These can clog pool filters, drains and damage equipment. If used, an extra cleaning fee will be charged.

SECURITY CAMERAS:
For your safety and the security of the property, we have the following exterior security cameras installed:
Front Driveway Cameras – Located above the carport and near second driveway, these cameras monitors the driveway and street view.
Backyard Gate Camera – Positioned to oversee the side gate area only.
Pool Equipment Camera – Focused solely on the pool equipment and side entry door
Backyard Camera - Oversees entire backyard
Front Doorbell Camera

All cameras are installed outdoors, cover only public-facing or equipment-specific areas, and are used for security purposes only. There are no cameras inside the home or in any private guest areas.


PARKING:
4 vehicles max allowed
• 2 vehicles can be parked in the driveway under the carport & 2 vehicles can park in the secondary driveway. There is no parking allowed on the street.

Please take the time to read through the rules prior to booking. By booking this reservation, you agree to the additional policies, terms, and conditions set forth below.

-Please be courteous & respectful of the neighbors (they're great people!) No loud noise should be heard beyond the property line during quiet hours between 10:00pm and 8:00am

-No pets allowed

- SWIM AT YOUR OWN RISK. Please be advised that pools and hot tubs can be dangerous! Guests should observe common safety precautions at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accepts and assumes all risks & responsibilities involved in or related to the use of the pool and deck/patio areas. Do not tamper with any pool equipment, any guests who do so risk a minimum penalty of $250. Guest accepts and assumes all risks involved in or related to any of the following recreational equipment of any kind, including but not limited to: pool equipment, floating devices, pool, fire pits, BBQ, pool table, etc.


If excessive wear and tear is found in the home after your stay, or additional cleaning is necessary due to decorations, spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the guest authorizes the homeowner to charge for additional fees. The guest will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the home’s occupants is exceeded or if we receive information about excessive noise, the owner has the right to evict the guests and all occupants immediately, and to charge the guest a minimum service fee of $250 with no refund for the balance of the remaining reservation.

*Failure to adhere to the rules may result in deductions from the security deposit and/or other penalties.

The guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the homeowners and those in connection with homeowners, from any claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, his/her guests or other occupants of the home as a result of, or in connection with the occupancy of the home, and agrees to hold the homeowner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
